What Virtual Staging Services Do Real Estate Photographers Use?

Do many real estate photographers get requests to virtually stage vacant homes? If so, what do they use - virtual staging services, special software or Photoshop?

Virtual staging requires an extensive library of 3D furniture and a lot of Photoshop skill. While some do virtual staging themselves, most have a virtual staging service do the work.

  1. Blue-Sketch creates Virtual Stagings in various styles for 49.95 per photo. We work with any photographers but have gained extensive popularity with Matterport 3D photographers around the country. We employ 4 interior designers in the USA and won Best of Houzz 2017 award in Customer Service category. Let me know if there's anything we can help you with

  2. I've used Virtual Stager ( probably about a dozen times in the past 12 months. Basic enough to get your head around and produces great results when one takes the time to perfect the image.

  3. I would advise caution when considering using one of these services. Some of them restrict what you can do with the photos once they have worked on them, and others claim the right to use the photos for their own marketing and even to allow other parties to use the photos without first obtaining the photographer's permission. I notice that some of these services do not even post their terms of service on their websites, which does not give me a sense of confidence in them.

  4. My clients all say when they take a prospective buyer to a property the want the property to look just like the photos warts and all. So I don't use virtual staging at all.

  5. Visual stager.

    $11 a room ($10 if you prefer to leave their watermark image on the final product). As many edits as you want at no additional charge. Their selections of all types of furniture, bedding, wall art, floor pieces, etc. is constantly growing, so I don't think you'll ever run out of options. Agents like what I do a would rather pay me my fee of virtually stage a room vs. hiring a stager and putting furniture in the rooms. Local rates in my parts for 3 to 4 rooms is about $2k for 90 days. I charge $60 per image.

  6. The cost of going cheap is expensive when the potential clients see the property empty... There have been many studies on the subject of investing in staging vs doing nothing and all have said that staging helps.

  7. I always advise my clients to make sure that they have a prominent disclaimer in the description that says the room furnishings in the photos are digitally added and that the rooms are actually empty.

    I find that a significant portion of people (at least 2/3s) cannot visualize a room with furnishings. This is what VS is great for accomplishing.

  8. I guess there could be an interesting debate on whether Virtual Staging helps or hurts the sale. The results of most of the example in the links provided are pretty impressive.

    For those that use this service, how much do you charge your clients?

  9. Visual stager is a good choice for a cost effective and DIY option.

    However I think it lacks of a realistic and authentic sense, not at the moment.

    @David Eichler: agreed with you. In the industry, I also observe a certain amount of real estate photographers use freelancers for virtual staging/3D work without guarantee in proprietary right. Pricing makes sense but otherwise is at their own risk.

    Virtual staging or 3D/CGI for real estate photographers may not be popular at the moment but I believe it is getting right on track:
    - More competition in the industry requires real estate photographers look for more creative service to add to their current, in order to stand out of their competitors
    - Cost-effectiveness and ease of use: Virtual staging/CGI is not a game of architects anymore since software and technology advancement help reduce heavily the cost and barrier. At Imagtor, we start having real estate photographers ordering virtual staging, and later a whole 3D CGI exterior illustration from floorplan input, with turnaround time in 03 working days.
