3D/Floor Plans/Measurements

I'm getting lot of requests for measurements, floor plans, and 3D walk-throughs. I know there have been quite a few new technologies released lately; I'd love to know what most people are using these days and why?

I've actually been getting more requests for floor plans and measurements lately as well. This is probably due to the fact the Alberta has legislated measurement requirements for all Realtors but buyers seem to be enjoying the floor plans as well--especially interactive ones. I was using Matterport for the longest time but I found it to be tedious and time consuming; plus I wasn't a fan of the monthly subscription model so I moved to the iGUIDE a couple months ago and have become very busy with it (50-70 scans per month). The iGUIDE has worked great for me but it might be overkill in markets that don't have measurement standards. I've heard rumors about other technologies that are available now but I'm not really up to speed on them so it's I thought it would be best if we just asked the community.

So, what technology is everyone using for 3D walk-throughs, floor plans, and measurements?

    iguide looks like a pretty good solution. What does iguide charge to process a 3,00 sq ft 3 level home? Also, how long does it take to capture all the necessary data in the field? I hope this is a proper question for this topic.

    I have been producing and training floorplanning alongside photography for 11 years now and have trialed many new systems. Personally I believe the best technique is still pen and graph paper with a disto (laser measure) It is worth understanding the new IPMS that has been introduced by the RICS and how this effects the international market. I have a course in Udemy that is discounted at present and further details are available on the RICS website,
    With experience it is possible to complete a sketch on an average 4 bed house in 15-20 minutes and then send off your sketch to a production company to be drawn up.

    We love it, the sellers love it and the results from buyers is phenomenal.

    iGUIDE charges $70/cdn to process a home up to 3000 sq ft (3D walkthrough, dimensions, sq ft and interactive floorplan)

    This was the main reason I avoided iGUIDE for a long time but once I got the technology and realized how fast and accurate it is, the cost per home became irrelevant. If I’m just measuring a home with iGUIDE I can do a 2500 sq ft place in about 15-20 minutes and I charge $159, if I’m doing the 3D it takes an extra 10 minutes (turning on lights, making sure the place looks decent etc.)

    I’ve also picked up a lot of photography business since offering iGUIDE because if I’m at the property measuring the agents just get me to take photos while I’m there. Agents who were using the “cheaper” guy for photos are now using me. It’s really changed my business.

  5. We work with Matterport and take their 3D mesh and data to create an editable 2D and 3D model of the home, complete with a property site, 3D space planner and integration with HomeDiary. Example Our model is to work with a market owner and provide exclusivity as well as functionality you will not get anywhere else. While Matterport, iGuide or others provide a visual for the sale, we provide a tool for the whole ownership lifecycle via our HomeDiary integration (HomeDiary is our homeowner tool) and it is opening up doors with brokerages to be part of each side of the transaction.

    We are also working with Matterport's 360 camera support and can make plans out of that, although it is in experimentation mode. With this, a $400 camera can get you the Matterport visual on the tour, if you want it, plus a complete 2d/3d floor plan with space planner, and everything is editable in the back end and it can be passed off to the new buyer, and seller (as a keepsake). The 360 camera support works to create a decent visual (it would be better with the Theta Z1 - almost as good as the 4K Matterport) and via our tool we can improve the accuracy and it is about 50% faster than using the larger Matterport camera. A 2500 sq ft space can be scanned in about 15 minutes and you use the same Matterport app and process to create the scan.

    We can frankly do the same with iGuide, but they do not want to open up their system to make it easier to convert a plan into our system, so it would need to be redrawn via our tool, which can be done in a matter of minutes (we have a production operation that does this as part of our program) and it can be enhanced in real-time with flooring, furniture, wall colors and more. The Buyer can do this via our tour presentation. Matterport is moving to an open source model (you get access to the data as a developer) vs iGuide thinks this is a strategic advantage. I tend to think the former is the way to go if you want to dominate the market and get massive scale and integration opportunities. That is why you see Matterport and VRBO/Homeaway integration now (and likely because of the cheaper 360 camera support).

    The difference is iGuide appears to be more accurate, but the larger Matterport camera is really not far behind, so how accurate does it need to be. The iGuide camera is more expensive, especially compared to 360 cameras. Matterport is also creating a true 3D mesh with Dollhouse for any camera. While iGuide calls it 3D, and I am sure there is 3D data somewhere, it is not accessible outside of their viewer so it has limited use.
    Again back to the open source discussion. I know in Alberta there are some laws enforcing 2% accuracy I think and the larger Matterport can get you there. The 360 camera support is not that far behind, and at the end of the day, what is the baseline for the accuracy discussion? I have had 5 different companies draw and measure my house, and 3 different Matterport scans (2K, 4K and 360 camera) and I can get within 2% of the county records or less with many of these, and every appraisal I have had done on my house has had a different number. So what is the "correct" measurement and what is the use case - a marketing visual to sell it, comply with a government mandate or use it beyond the sale? We just extend the use case beyond the sale.

    And then what is the cost. While iGuide is cheaper now for smaller properties, for larger ones, which these types of services tend to skew towards unless there is some government mandate, it can get expensive - over $150 a home just for the processing of the tour and creating the floor plan. With Matterport, we know what the cost is going easier to price coming out. Frankly we do not care - we can work with any input, it is the output that matters and what you can do with it. The capture solution is a very crowded space and the winner will likely be the one with good funding and scale.

    As a PFRE advertiser, we are looking for market owners. We would love to work with photographer teams or even a solo photographer that wants to grow and differentiate in the market.

  6. Is it a proprietary system or an ad-don to your existing Canon. I t would be nice to know actual costs, etc without having to contact Plantar/iguide. What is turn around? who hosts the tour? The usual details.

  7. I looked at the iGuide website and got their "inquiry" materials. Looks like it is a normal Canon DSLR camera wrapped up in their positioning head and only sold as a unit. So, no using your own camera. Camera system costs about $3500.
    You can do your own processing of the photos in LR or PS, BUT it only saves photos as JPG, which is a BIG disappointment. They do make some claim about doing "HDR Processing on camera". Call me "skeptical", but I doubt is is anywhere near as good as doing your own HDR work in PS or LR. And doing any more work on the images starting with a JPG is cutting your feet off before you even start the process.

    They also seem to be interested in territories, which might mean they have a kind of franchise mindset to the whole thing.

    I don't use iGUIDE for photos, only for measurements, floorplans and 3D walkthroughs. You are far better off doing your own photography.

    You're correct, you need to purchase the camera on it's own and it's not cheap. This is the main reason I held off for so long and why I said it might be overkill if you are in a market that doesn't have measurement standards legislated. I paid off the camera in less than a month so it was well worth the investment for me.

    When it comes to territories, they don't officially have a franchise mindset but they do invest heavily in their operators and won't sell a new camera into your market if you are doing decent volume. This has worked out excellent for me because once my competition saw what I was offering they all wanted to buy an iGUIDE but since I'm doing so much volume iGUIDE wouldn't sell another camera into my market and from what I understand they will give me first option to introduce a new camera before going to anyone else. It gives me a bit of an edge over the competition.

    I initially bought iGUIDE to do commercial property but my residential clients bought in big time and they've kept me super busy.

    I shot a 20,000 sq ft commercial space in 1.5 hours the other day and invoiced 2k for the job. iGUIDE has had a huge impact on my bottom line.

    *Note* iGUIDE advertises on PFRE but I paid full price for my camera, I pay full processing fees and there is no kickback or anything like that for me talking about iGUIDE. I simply love the technology and it has done wonders for my business so I love sharing about it in hopes that others can benefit from it too.

    @Brandon - can you post a link to the 20,000 sq ft space you did? I'm quite interested in the kind of results you can achieve in 1.5 hours.

    - Also, does iGuide deliver an embed code as well as a link? If so, can you post that as well?

  10. For floor plans? CubiCasa ... I can scan a 4000 house in less than 10 minutes and get back the floor plan the following morning (both w/ and w/o dimensions). Changes/corrections are easy. For those who don't like 3d, it's truly a game changer.

  11. Facts:

    iGuide is hands down the most user friendly, accurate, legitimately demanded virtual tour system on the market today.

    I have owned one for almost two years now and my business sky rocketed as a result.

    Be prepared to spend more time at shoots and in post. Just know it’s worth every penny and minute of your time. Just need to market your product...iGuide will not do it for you.

    iGuide is far more visually appealing and accurate than Matterport. There is no practical use for the Matterport gimmicky 3D dollhouse visual either. iGuide is easier to navigate than Matterport and the floorplans on the screen are extremely beneficial to viewers.

    The iGuide platform is a marketing system like no other! Aside from the fact that iGuide backs their measuring system and gives realtors back time in measuring their own can bet mandatory measuring is coming to other parts of Canada and not just Alberta.

    If you’re serious about real estate photography as the majority of your business model and you haven’t adopted a system like this better get on it or you’ll miss the boat.

  12. @Graham, the audio on your course preview on Udemy is not good (being very polite). Very low volume and it sounds like it was recorded from a Skype session done through a dialup modem. I'm hoping that it's just a glitch. The discounted course price could be well worth it.

    I put out for agents to contact me about floor plans but never heard a peep out of anybody. It might be something that won't go over very well in areas that don't mandate accurate measurements and/or floor plans. It's hard to justify something like iGuide or Matterport unless there is a strong demand/requirement. I also look at it from a value added position. If anybody can operate these systems to their fullest capability with very little training, I'm going to be competing with a minimum wage office staffer that my erstwhile client can send out after purchasing their own rig instead of me being able to put enough markup on the service to make the initial investment pay off in a short enough period of time. I can hand an RE agent a complete list of the gear I use and not have to worry that they'd be able to match my quality in a week or ever in most cases.

    I have a laser measuring device and I've played with a few software packages. If I were to get agents wanting floor plans now, I'd probably get good and fast at a measuring workflow and outsource the floor plan creation. I've been contacted by firms in India and other places that have some very good looking output. Going the outsourcing route would get me to a very high quality level right out of the gate rather than trying to do it myself and the plans not looking nearly as good as I learn. It would be too easy to get stomped which might also lose me the photography side. On the other hand, being able to provide good looking floor plans and photos from the same visit if I can make enough per hour doing it is a good thing.

    As requested, here is a link to the large commercial space I did with iGUIDE

    I actually could have done it faster but I had some trouble lining up the scans due to all the random objects hanging on hooks, walls etc. If it weren't for all the merch, I could have done that building in an hour.


    Do you have any examples you can post? I've chatted with CubiCasa a few times and we're supposed to do an article on them but it hasn't come together yet, I'm really curious to see how their system works, I'm hearing great things.

    The Cubicasa system is incredibly easy. Smaller homes will literally take less than 5 minutes. The longest I spent in a house was 13 minutes and that was a 6500 sf home with curved shower/glass walls. Basically you start at the lowest level of the house, pretend you're doing a really bad video and point at all the areas where the floor meets the wall...walk all the edges and scan up to include key features like windows. It really is THAT easy. They do provide both with and without dimensions. My clients generally prefer without. These are also clients who really dislike 3d. I'll send you a couple of examples via email. Feel free to share...

  15. Been using PlanUp (2D) for floor plans a little over 5 years now with our company (over 200 photographers with us using PlanUp). On-site drawing with an iPad and most standard sized homes can be drawn in 30 minutes or less. It can be a little limiting with curved walls/rooms, but overall it's a simple app to use and is very user friendly.

    Yes, the iGUIDE system is a proprietary system that uses a Canon DSLR, a custom 185-degree lens, a LIDAR Laser, a custom rotator, a 14.4 Lion battery, and our onboard computer system that ties the laser data and the images together while processing the HDR photos. We assemble the system complete, using specific components. In this way, it is perfectly calibrated to measure, eliminate parallax issues, etc.
    Instead of posting pricing on this thread, we will post our pricing on our site in the next month. In that way, you can always see the most up to date pricing.
    When you submit the data to us, you will receive the finished iGUIDE 3D tour, the floor plans, room measurements, and total square footages by the end of the next business day.
    We host the tour for you or we provide you with a downloadable copy with a built-in viewer, so if you wish, you can self-host.

    The iGUIDE camera captures images in JPG format to keep file sizes low and processing time fast. As most of our photographers do, you can upload the photos from your camera to the iGUIDE gallery to accompany the 360's.

    I'm on the fence about iGuide. How do warranties work? Does the iGuide system void the Cannon warranty? Who covers what?

  18. Interesting, just looked at the iGuide. Yes, its a proprietary system - the Canon camera, lens and attached equipment is a factory set-up by iGuide. And is about USD $3500.

    Has anyone found a system that can be attached to a mirrorless SLR (such as Nikon Z6 or Z7 or a Canon EOS R?) using a fish-eye lens? With an electric rotator that's controlled from an iPad?

  19. For those of you who might be interested in 2D plans from 3D cameras. We did a Matterport Pro scan, GeoCv and Leica S6200 point cloud scan on a house. The GeoCV floor plan was less than half an inch difference to Leica point cloud measurement once converted from Recap to Revit. MP scan was sent back due to layout discrepancy and even on the 2nd submission, the MP measurement was completely off. .

  20. The most recent update in matter-port has an inbuilt measurement option available in it. so measurement there is no more a problem.
    if it is for Redraw or Conversion of a Floor Plan we usually get it measures or if there is a blueprint of the Property we get the details from there.
