Reasons Realtors Should Use Video to Market Properties

In a recent post where I cited some stats on the importance of using drone video to market real estate. Peter asked for some similar stats to give to his clients on the importance of using video to market real estate.

Virtuets.com is a company that promotes using video to Realtors. Their site is filled with reasons that Realtors should use video to market their listings. Here are links to some of their stats:

  • Larry, thank you for this. As you know I have been experimenting using the GoPro with the Karma Grip to produce video at a fairly small investment although the Osmo is about the same investment; in my case I already had had to buy the GoPro 5 for another type of assignment. It allows me to shoot video in the same photo shoot as my still photography and also to get some movements that are out of the range of sliders and tripod mounted video. But the main reason is to be able to produce acceptable videos for lower budgets. At least the photo shoot is much faster even if the editing is still slow. But I am working on that too.

    So now I have to convince realtors in my market place that while they do have to pay more for the video on top of the still photos costs, I can produce video that they can afford that will visually tie in with the still photo coverage I am already producing. I did once such on a $50 million USD estate and my clients were quite happy with the results.

    Your links here will certainly help me with my marketing in hopefully convincing them that they will sell properties faster, for more money and that buyers are looking for video while sellers are beginning to demand it. Thank you.

  • I use a combination of drone and my 80d to take video. Simple panning shots tied together with music and basic titles. It does show the property differently than still photos in that it connects many spaces easily.

    There was also the thought that zillow would rank the listing higher in the feed if video was used. Not sure where I heard that however.

    Taking the video is relatively painless and quick. Editing can be a bear.

  • I’ll throw this out for feedback.

    Photographers have a real opportunity to add value by offering simple, straightforward narrated walk-through videos that take only a few minutes to do on-site and require minimal or no editing.

    Photographers see 100s of homes in the course of a year and can offer buyers a perspective that they hunger for from Realtors but almost never get in online marketing, i.e. some of the things that make a home stand out in the market.

    Examples: finishes are upgraded over what you typically find in this subdivision. The home has a very private back yard that’s wonderfully landscaped. The home has a first-floor family room or master bedroom, unusual for the location. Etc. Etc.

    Post the videos to a YouTube channel that reaches active buyers via search and there’s additional value to a Realtor.

    My take is that real estate photographers too often obsess over the details of their craft and don’t pay enough attention to creating products that are meaningful to Realtors, buyers and sellers. Creating useful videos can be a no-brainer if enough brain power is applied to them. Videos can be useful – and salable – even though they fall woefully short of a photographer’s visual standards.

  • I agree with Joe. And that is why I am trying to work out a fast, economical work flow using a GoPro with Karma Grip that can just sit in a small camera bag on my shoulder to shoot with after or before I do the stills. I have been having issues with my GoPro5 communicating with my iPhone that have made that process a bit more difficult but unlike the Osmo, I can use the postage stamp size screen on the back of the camera when the wifi connection fails. GoPro is in the process of sending me a new camera. It does not make high end videos, with but the stabilizer and some adapted slide moves but hand held, and working around the limitations of GoPro from a tendency to flicker and no manual exposure control, I have already produced some very acceptable videos as part of my still photos shoots that has owners thrilled and when owners are thrilled so are agents. Even better if it moves the property faster and at a higher price. I add them to the Tourbuzz property site in Crisp so they have a separate nav bar button.

  • As both a real estate broker and photographer, I might have a useful perspective. I live and work in San Diego and our mls system uses the Paragon platform. With that system, a link to a video is the only thing we can add to the listing and, like virtual tour links, they do not get much attention. As a broker, I know the MLS is our most powerful tool to get the property in front of potential buyers. If I had a secondary marketing platform which would allow the video to be more visible, I would certainly embrace it. As it is now, the only time I see a video is if I look for it – as opposed to be being presented in an obvious fashion. For our market, I feel video is not in much demand because most agents don’t have a means to distribute the video to the market. Sure, a YouTube channel will make it accessible to viewers. But, the number of clicks it gets will be minimal unless the agent has a strong marketing campaign. I find this true with virtual tour links, single property websites, and anything except still images. The MLS system is great at distributing still images but fails dismally at sharing any other marketing medium.
