10 Essentials of Real Estate Photography

April 2nd, 2008

Its been a while since I’ve spent any time talking about the basics of real estate photography. Several years ago I formulated 10 principles based on first being clear about the purpose of each image and then making every aspect of the image support that purpose. Then simplifying the image so the purpose is visually clear and direct. Simplifying an image and making it direct is done by removing distractions. Distractions are things like, slanted or curved walls, color casts that distract the viewers attention from the purpose of the image. The 10 principles are:

  1. Understand the purpose of the photo
  2. Use a wide-angle lens to shoot rooms
  3. Simplify images
  4. The primary exterior shot is THE most important photo
  5. Render interiors light and bright
  6. Render all vertical lines vertical
  7. Straight lines must appear straight
  8. Don’t let burned out windows distract
  9. Remove color casts
  10. Shoot only horizontal mode photos for real estate websites

I have a 10essentials.pdf on the blog Tutorials page. I was just looking over that tutorial and realized how old it is so I’ve replaced the old one with the chapter from my Photography For Real Estate e-book  that covers the 10 essentials. The chapter from the e-book has photos examples and is much improved. So have a look if you are interested in more detail on my 10 principles.

  • Agree x10. It’s bread and butter.

  • As a Realtor who hires a photographer for listing photos, I’ve not spent much time educating myself on ways to take better photographs. Blogging changes all that. I do need to know the basic principles, and appreciate how you simplified and illustrated them. Thanks!

  • Great resource! There’s a reason I’m willing to lug around spotlights and equipment to take decent photos. Luckily I have a slightly above-amateur understanding of video production as well, so many of the same ideas apply. I’m also forwarding this link to the other agents in my office. Kudos!
