Working With Your Local Stager: Mike Martin’s Success Story

February 2nd, 2008

A week ago I did a post about how real estate photographers should get to know the stagers in their area and work together promoting each others services. One of the reasons is good agents use stagers and these are the very same agents that are likely to appreciate good photography. So why not promote each others services to agents? Mike Martin just sent me a great example of how this can work. Mike said:

Last week I met with a local area stager who first contacted me because she saw my work and is frustrated with typically poor photography taken of it by Realtors. I agreed to meet her at a house she was currently staging. I took a few interior shots and then couldn’t help myself. The house begged for a PAP front shot. I took some PAPs and gave everything to the stager and the Realtor for their use – no charge. This morning I find my PAP shot used in a large ad on the front-page of the SouthSoundHomes section of the News Tribune. I guess they liked it. Oh yes, the stager and I have agreed to cross promote each other’s services. Eventually I think the time spent will be a good investment.”

Great success story! I’m sure Mike is going to be getting some follow up business from giving away a few photos.

  • This is great advice. I have been working with a staging firm for about 5 months now, and our relationship grows stronger with each shoot. Our arrangement is that we provide our services to the stager for a price about 70% higher than our normal price, and they in turn promote their services to Realtors as staging AND professional photos. The agents feel like they’re getting a great deal (which they are), the stagers are getting more work than ever before, and I get to shoot tons of incredible homes. The really great part for me is that I always shoot for the same client, so I know what they’re looking for – no surprises or reshoots.

I also work with a marketing firm that does advertising programs for upscale condos and apartments. This is another great opportunity that I think gets overlooked.

  • Shaun,
Great teaming story. Sound good for everyone involved.

  • PS. The homeowner got 2 offers 2 days after the open house. The open house was the weekend after staging and listing/featuring the house with the PAP photo. It is now “Pending”. She (the homeowner) is really happy. We’d like to think staging/photos had something to do with it. It was on the market for about one year.

  • We’ve seen time and time again with our listings that staging and photos are huge positive factors in getting a home sold. In todays market it becomes even more important.
